There are a few items to review with you today.
1. EVERY WEEK – Each week you will be receiving an email from Brewer Caldwell concerning our efforts to lease your investment home and your responsibilities to help us do that. You are a very important part of the process and this will help us to work more efficiently together. Always remember that our lease-up programs are always working. Your home is always being marketed and shown, even though you may not know the details. These weekly emails will help you understand more of what Brewer Caldwell does to find a tenant for you.
2. WATER – WATER – WATER -- It is getting hot in AZ. Therefore, we need to have water to your plants and trees. This also makes it possible for our work crews to keep your home clean and rent ready. So, be sure to have the electricity and the water turned on at your home in your name until a new tenant moves in. From the attached list, water will be either Johnson Utilities or H2O for Queen Creek, Az Water or Apache Junction City for Apache Junction & Gold Canyon, and Gilbert Utilities for Gilbert. Electricity will usually be SRP or APS.
3. TRUST ACCOUNT BALANCE – Make sure your trust account balance is not overdrawn. Always keep it at zero or with a positive balance. Remember, this is your money in your account. It is not a Brewer Caldwell account. To avoid late fees and to allow us to get maintenance and leasing work done, please keep it positive at all times.
4. MARKETING – MARKETING – MARKETING – Brewer Caldwell is full of marketing gurus. From our signage, to convenient lockbox access, to internet marketing, to newspaper advertising, to local monthly community news journals, to semi-annual commerce magazines, to our 10 full-time leasing agents; you can be guaranteed that your home is getting lots of exposure. It might take longer than anyone would like to find the right tenant, but rest assured that Brewer Caldwell's marketing process is always working.
